REZONING ATTEMPT: What's Happened & What's Next


While the workshop was to have shared information with us and respond to questions based on the information offered, there was only reference to the image of the one-dimensional drawing previously posted on the County website. No detailed presentation of the units was given. And, when asked about the number of stories in height; only a loose answer of possibly 3 - 4 stories with under-the-building parking was shared, along with a 45’ height restriction comment. This was followed by the statement that as there is no developer yet, the concept is unclear.

When asked if the units would be apartments or condos? The answer, that none of those items has been determined and that no developer was yet contracted, was repeated. Many residents have reported to us that they felt that Grosvenor’s agent gave vague answers with no real response as to whether the units would be apartments or condominiums. We were told more than once that Grosvenor Square would take tonight’s comments into consideration while making their decisions.

When our residents asked pointed questions about traffic studies or enlarging the image for a better view of the site with the units’ placement in the neighborhood, the same answer was repeated. If the objective was to give a clear understanding of the plans for development, and to answer questions which would make the intent more clear to those of us on the receiving end, the residents felt that was not accomplished. If the objective was to receive suggestions from residents, that was accomplished—the consistent message was one of opposition due to deviation from the Covenant, incompatibility and impact on the neighborhood.

Additionally, while a County Planner was assigned, he was neither identified nor spoke. We would have thought an explanation of the process from the County would have been a part of the Neighborhood Workshop Process. It was not.

We have a strong legal team in place to support us.

It’s important to note that your Board has been preparing for the continued, and ongoing attempts by Grosvenor to ignore the Covenant agreement. Unfortunately, we must anticipate these attempts will continue and so, in preparation we have been building our legal reserves and avoiding gross expenditures that would detract from these reserves. You may recall this conversation at the January Annual Meeting.

However, this may be a long-term effort and though we are vigilant and do as much legwork as possible to conserve legal expenses, protecting our homes from this invasion of high density multifamily housing, is paramount to our quality of life, as well as our property values. What can you do?
